- We're planning to release approximately 100 lots starting in Fall 2025. Once the official site map is finalized, availability will be viewable on this website.

Does my unit have to have a metal roof?
- All park models in the community are required to have a metal roof. Renowned for their durability, aesthetic appeal, and long-term value, metal roofs are a standout feature in the Kropf lineup. A metal roof comes standard with the Eldorado Series and is available as an upgrade on other models. Roof colors must follow earth tone guidelines, with six approved options.
What color can my hard board or vinyl siding be?
- Vinyl siding will be available in 13 color options. For those seeking enhanced durability and a premium finish, an upgrade to Diamond Kote siding is also available in seven colors. Diamond Kote siding is engineered to be highly durable and weather-resistant, providing long-lasting protection against the elements while maintaining its aesthetic appeal.
How much are the land/home packages going to be?
- Land/home packages will be sold around $200,000 for complete set up.
Am I allowed to rent a property?
- Properties are not permitted to be rented out or used for Airbnb.
Where can I put my old camper while I wait for my park model?
- If you've purchased a park model from Phillips Happy Hallow for your land, you're eligible to store your old camper in our secure, fenced, and gated storage lot located on Twp Rd 250. Storage lot is just $1 per day.
Am I allowed to have a fence?
- Fences are not permitted with the exception of underground electric dog fences.
Are pets allowed?
- Pets are welcome in the community, which features a dog park for residents to enjoy.
What are the swimming areas like?
- The swimming areas feature crystal-clear well water with beach pools.
